Over the past year we have had the opportunity to transform a wonderful home with huge potential. The apartment is located in a massive brick building from 1931, located on. The building is located at 4 Veslets Street, in the historic center of the city, next to the Presidency and the excavations of old Sofia. During the process we encountered, besides the usual problems of the activity, several interesting challenges, which our team successfully dealt with.
After the start of the construction and renovation works we found that the apartment
has a longitudinal depression exceeding 20 cm. In most cases the old
apartments have this problem. It is key that it is detected and rectified early in the process, as neglecting it in subsequent phases of the renovation leads to inconvenience. Walking on the floor, one may not feel the elevation, so it isnecessary to measure the elevation with suitable spirit levels and laser instruments, to
mark and serve as a starting point in the construction of the new floor. About
this work was made reinforced cement mortar with
additives for increased mechanical resistance, on which was later laid
laminate flooring with its underlay. It is important that the floor level is even in
the entire dwelling to avoid different heights, thresholds and inconveniences, as well as to ensure that there are no curves to form joints and empty spaces after the furniture is installed.
The architectural layout is of utmost importance for any property. Based on
the proposed options one can easily orientate what would work best

We also recommend bringing the larger furniture in actual 1:1 size into the rooms where it will be located. The easiest way to do this is with coloured paper tape, taped to the floor in the shape of the desired furniture. Once the marked objects are in view, one can easily walk around the resulting paths and, if necessary, consider smaller or larger furniture, as well as the operational functionality of the dwelling. In this particular case, we were faced with the task of utilising the huge terrace, changing the status of one of the rooms to a bedroom, moving the kitchen to the dining room side and creating correct forms for both the rooms and the corridors. We were also able to delight our client with a beautiful 260 x 60 cm terrace constructed from metal formwork, reinforcement, cement mortar, technical stone and a railing. For this purpose we used the living room window which was removed, the wall below the window was cut down to floor level, then double glazed French windows were installed giving the place a
extra sense of space, visual beauty and functionality.
The new layout and use of the terrace as a bedroom has led to difficulties regarding the ventilation of rooms such as the bathroom, utility room and kitchen, located at the far end of the apartment from the façade. For this purpose, we built three ventilation routes with PVC pipes, which are joined at the end into one.
Thanks to the pre-planning we were able to build suitcases from
gypsum plasterboard, with built-in thermal and sound insulation materials, and we took into account
wardrobe in the bedroom so that the routes are not visible and do not spoil the
the harmony of interior design.
