Presently, we effectively manage an extensive portfolio of over 25 properties throughout Sofia and the Republic of Bulgaria. We are on a track to reach 45 by the end of 2024. Our property management services maximise income through high occupancy and optimum pricing. Using various rental platforms like Airbnb and Booking.com, we ensure that each listing is consistently generating income. For those who also live in the home on occasion, our holiday management system works around your schedule to make sure that your home is always clean and ready for you when required.
Rentify.bg prides itself in a careful vetting process that ensures guests staying in your home will take good care of it. Before and after each guest, the home is carefully inspected. In the event of damage, we handle all aspects and correct the situation. Airbnb offers a Host Guarantee that protects hosts worldwide if damage occurs during an Airbnb occupancy. We will also implement our own policies, such as guest deposits to mitigate this risk and third party insurance practices for direct bookings and reservations via Booking.com.
Absolutely. Rentify.bg offers full property management service and also interior design — we can have your home prepared for listing without taking up your valuable time. This management service is recommended for investment properties, as our design and listing experts will stage for maximum revenue.
Yes. You can list your property independently. It requires applying for a property categorisation with your local municipality, listing through Airbnb or other platforms, and maintaining your home and listing. That includes cleaning, 24/7 communication with guests, laundry of bed linen, etc. You will need to have a contact person if you are not local, register guests’ passports with Ministry of Tourism, and pay monthly fees and taxes.
15% (plus VAT) of your total income goes to Airbnb/ Booking.com. We charge our management fee (plus VAT if applicable) on your gross platform earnings. This includes the booked nights and the cleaning fee.
Our team will provide you with a property essentials checklist during the onboarding process which includes an initial stock of cleaning supplies and essentials for guests such as toilet paper, bin liners and toiletries. Our cleaning team will replenish these essentials as needed and items will be charged back at cost.
The guest covers the cost of the cleaning fee (which includes laundry) when making a reservation at your property. The cleaning fee is passed to our cleaners and laundry company.
