In September 2025, our team began work on the complete transformation of a property with enormous potential, located just meters from the pedestrian area of Blvd. „Vitosha“. For 3 years the home had remained empty. Although its condition was good, the interior solutions of a decade ago did not meet the modern standards of the market.
The main challenge was to get the most out of the space with minimal but strategic renovation processes, transforming 105 sqm of space into a welcoming and functional space.
Removal of old wallpaper, complete plastering and application of voice-phase veil; replacement of old dark laminate with new on high-density backing.
Build new track, add USB outlets to beds, new sconces in bedrooms and complete replacement of switches, outlets and light fixtures.
Add a second air conditioning unit for optimum comfort.
Restoration of existing natural wood doors by sanding and refinishing in pure white.
Innovative solution with micro-cement on existing tiles (without chiseling).
Complete improvement of a Spanish-style terrace (semi-enclosed with masonry and metal construction).
Complete furnishing of the apartment with new furniture.
Detached apartment on ul. Apartment in Solunska street, with a living area of 105 sq. m, distributed in two bedrooms, living room with sofas and dining table, kitchen, bathroom and terrace.
Timeframe for completion of the project until turnkey and commissioning of the apartment: 3 months.
Total project cost: € 27,500 (excluding VAT).

The location on ul. „Solunska 21 offers prestige, but also serious difficulties in renovation. Due to the enormous human traffic and the lack of containers in the pedestrian zone, the disposal of construction waste required an organization similar to a pit stop in a Formula 1 pit stop. We were extremely strict in cleaning common areas and observing quiet hours to ensure the peace of mind of the neighbors.
To avoid dust and the risk of damage when hammering in the almost finished home, we opted for micro-cement. The process included:
Two hands sand primer.
Three layers of micro-cement with reinforcing mesh for strength and waterproofing.
A two-hand finish for a modern and easy-care look.
