В early this year we had the opportunity to add another wonderful apartment to our portfolio.
The property is located in the most beautiful and desirable location of the capital - the area of Doctors Garden Park. The apartment is bordered on one side by. Janko Sakuzov and Zaimov Park, and on the other side with the well-known "House with the strawberries" - one of the most beautiful properties in the center of Sofia. Fortunately for us, the House with Strawberries was purchased by Siteground at the beginning of the year and we are looking forward to the final result of the complete renovation that is to come. We believe that we will see this monument of culture in its full glory again.
Complete remodel of a room used as a closet and storage room into a bedroom.
Construction and adjustment of a staircase that connects the bedroom to the basement level with a bathroom and storage/service space.
Complete repainting of apartment and exterior they grilles, including sanding and preparation.
Covering the inside of the windows with mirror film, due to the fact that the apartment is low ground floor and we wanted to avoid the possibility of being seen into the apartment by pedestrians.
Construction of a stretch ceiling with construction in a bathroom.
Complete furnishing of second bedroom with ready modular furniture.
Detached apartment on ul. San Stefano 4, with a living area of 105 sq. m, distributed in two bedrooms, living room with sofas and dining table, kitchen, bathroom and underground utility room with second bathroom.
Timeframe for completion of the project to turnkey and commissioning of the apartment: 2 months.
Total project cost: € 13,700 (excluding VAT).
Unlike our other renovation projects, this one didn't include a wide array of services, but it did include something we were encountering for the first time:
One of the main tasks in the project was the construction of a new internal staircase connecting the second bedroom with the underground level, where the bathroom and utility room are located. The room was originally a storage room, connected to the apartment in the 1990s via a narrow and non-functional metal staircase.
Our goal was to turn the space into a full bedroom and provide a convenient and safe connection to the downstairs area. The solution was a new fan-type staircase that allows the steps to be retracted under each other and makes it easier to carry equipment when needed.
Additionally, we made covers with shock absorbers and natural parquet flooring that fit into the floor and serve for both safety and comfort of use. Handrails and a safety handrail were installed to ensure safe descent and ascent. Thus we were able to complete the transformation and the apartment now has a second bedroom and higher capacity accommodation.
Stretch ceilings are exceptionally beautiful, interior-styled and easy to maintain. This was the reason we chose to replace the old ceiling in the bathroom, which was ruined due to improper mismanagement in the apartment above.
