This project involved the renovation of a self-contained apartment located at 21A Ivan Vazov Street. The apartment spans 39 square meters and includes two bedrooms, a living room with a kitchen, a bathroom, and three newly constructed terraces.
The project is set to be completed within four months, from the initial stages to a fully finished, move-in ready state.
Total project cost: € 35,000 (excluding VAT).
This year, we had the privilege of transforming a charming residence with immense potential. The project centered on a timber-framed house from 1903, located at 21 Ivan Vazov Street in the heart of Sofia. The property, nestled within a quiet courtyard with access to Ivan Vazov Street, offered a unique yet challenging renovation opportunity due to its secluded location. During the process, we encountered not only the usual challenges but also some interesting unforeseen circumstances:
The water pressure throughout the building was critically low due to blockages in the main pipeline. To resolve this, we constructed a new central water line connecting the building's main pipe to the house. This involved manually digging a trench, laying new PPE pipes, and securing the installation with concrete.
The existing electrical infrastructure could not support the increased demand from the new HVAC system, water heaters, stoves, and ovens. We decided to install a new power line from the main panel to the apartment, replacing the entire electrical system with an upgraded version.
The apartment’s compact size presented a major design challenge. By adding a terrace and relocating the kitchen to the hallway, we significantly enhanced the space’s functionality and aesthetic appeal. A key hurdle was the non-standard 75 cm wide entrance, which required meticulous planning. Through precise measurements and efficient design, we successfully gained an additional room for the apartment.
