In the past year, we had the opportunity to transform a wonderful home with huge potential. The apartment is located in a solid brick building from 1931, situated at 4 Veslets Street in the historic center of the city, in close proximity to the Presidency and the excavations of Old Sofia. During the renovation process, we encountered several challenges, in addition to the usual ones in the industry, which our team managed to overcome successfully.
Once construction and renovation work began, we discovered that the apartment had a floor leveling difference of over 20 cm along its length. This is a common problem in older apartments. It is crucial to identify and address the issue at the beginning of the renovation process, as neglecting it in later stages can lead to major discomfort. Walking on the floor, one may not notice the unevenness, which is why it is necessary to measure the level with appropriate instruments, mark it, and use it as a reference for constructing the new floor. To address this, we made a reinforced cement screed with additives for increased mechanical resistance, on which laminate flooring and its underlayment were easily installed. It is essential to ensure the floor level is even throughout the apartment to avoid height discrepancies, thresholds, and inconveniences. This also prevents distortions that could create gaps and empty spaces after the furniture is installed.
The architectural layout is extremely important for any property. Based on proposed layouts, one can easily determine what will work best for both the resident and their guests. In addition to the blueprints, we also recommend moving larger furniture into the rooms at a 1:1 scale. The simplest way to do this is by using colored masking tape placed on the floor in the shape of the desired furniture. Once the marked objects are in place, one can easily walk through the resulting paths, and if needed, reconsider the size of the furniture and the functionality of the apartment. In this specific case, our task was to convert a large terrace into a bedroom, move the kitchen from the dining area, and create proper shapes for both the rooms and corridors. We also managed to delight our client with a wonderful terrace measuring 260 x 60 cm, constructed from a metal frame, reinforcement, cement screed, technical stone, and a steel parapet. To achieve this, we used the living room window, which was removed, and the wall beneath the window was cut to the floor level. Then, we installed a double-leaf French window, adding extra spaciousness, visual appeal, and functionality.
The new layout and the conversion of the terrace into a bedroom led to challenges regarding the ventilation of spaces like the bathroom, utility room, and kitchen, located at the farthest point from the facade. To address this, we built three ventilation ducts that converge at the end into one system. Thanks to our preliminary planning, we successfully constructed drywall enclosures with integrated thermal and acoustic insulation materials and arranged the wardrobe area in the bedroom so that the ventilation ducts would not be visible, thus maintaining the harmony of the interior design.
