At the same time, central property prices per square meter rose by 40% to 100%, combined with increased labor and material costs. These factors made investments in centrally located apartments less accessible and profitable. This opened opportunities for Sofia’s outskirts, where construction is booming, and interest in rentals is growing.

Today, short-term rentals in Sofia’s periphery make up almost 50% of the market. Districts like Mladost, Druzhba (new area), Poligona, Ovcha Kupel 2, Manastirski Livadi, Zone B5 and B18, Stochna Gara, Banishora, Belite Brezi, Borovo, and Pavlovo are becoming increasingly popular among guests.


What Are Guests Looking for in Sofia’s Outskirts?

In Sofia’s periphery, the majority of guests are:

  • Business travelers seeking proximity to office zones and easy access to major roads.
  • Individuals temporarily renting in Sofia to stay close to their families.
  • Long-term visitors who prioritize peace, convenient parking, and affordable prices.

The average stay in these areas is five days. In comparison, the average stay in the city center is just three days, making these properties even more appealing to owners.
