This spring we added another special property to our portfolio.
The apartment is located on. Stefan Stambolov - in the very center of Sofia, in a small building with a lot of history, built in 1939.
Its condition before the renovation was severe, but within six months we made a complete turnkey transformation - new installations, thermal insulation, modern flooring and individual furnishings. We believe we have succeeded in creating a place that offers our guests style, comfort and a sense of home in the heart of the capital.
Complete construction of water and sewer line (plumbing), including installation of new pipes and fixtures to modern energy efficiency standards.
Construction of a new electrical route with full wiring, including a new power supply from the main building panel.
Removal of old plaster and render, complete cleaning and preparation of walls to brick. Application of new plaster or lime plaster with quality adhesives and plasters.
Construction of plasterboard ceilings with metal profiles, reinforcement and thermal and acoustic insulation with mineral wool.
Levelling of the floor level by cement mortar with additives for increased strength and resistance.
Application of external thermal insulation (EPS or XPS) with subsequent facade plaster and structural elements.
Laying of terracotta and granite tiles using modern adhesives and grouting mixtures for durability and water resistance.
Construction of laminate flooring on a high-density subfloor with a quality adhesive to fix the coating.
Installation of custom interior and exterior doors with frame adjustments and reinforcement of the door opening structure.
Complete furnishing with custom-designed furniture with quality materials and mechanisms for long-lasting use.
The apartment has an area of 49 sq.m and includes a bedroom, living room with dining island, kitchenette and bathroom.
Timeframe for completion of the project until turnkey and commissioning of the apartment: 6 months.
Total project cost: € 45,700 (excluding VAT).
In the spring of 2025, we started work on the renovation of this apartment in the ideal center of Sofia - on Sofia Blvd. Stefan Stambolov, next to the Women's Market. The apartment is located in a small building from 1939, accessible through a cozy courtyard.
The apartment had not been renovated for more than 30 years and its condition was critical - destroyed ceilings, rotten floors, compromised plaster and non-functioning installations. It was this challenge that motivated us to embark on a complete transformation, with which we were able to bring back the spirit of the space and transform it into a comfortable and stylish home.
The renovation began with a complete gutting of the apartment down to brick and slab, as well as disposal of old furniture and accumulated construction waste. Due to the location, the use of a container was impossible, so everything had to be done by mobile trucks and careful organization to avoid creating discomfort for the neighbors and the market. After the clean-up, we built all new plumbing and electrical as needed for the space, followed by machine and fine plastering and painting of the walls. The old floors were also removed, and underneath we found tons of construction waste - the remnants of machinery used in the past for insulation. This laid the foundation for the complete transformation of the home.
After cleaning the apartment and preparing the subfloor, we laid a new reinforced floor screed, which due to the specifics of the location had to be completely handmade. On top of this we added a layer of fibre for better thermal insulation, and as a finishing touch we installed laminate flooring. Due to the location of the dwelling in the attic space, it was extremely important to ensure energy efficiency - we built external thermal insulation, replaced the windows, added mosquito nets and prepared the installation for air conditioners. Thanks to the support of the neighbours, we were also able to insulate the whole building, which completely changed its appearance. As for the layout, we kept its original functionality, the only change being the minimal enlargement of the bathroom at the expense of the kitchenette - a solution that did not disturb the comfort and harmony of the space.
In the final stage of the project, we also paid attention to the courtyard that connects the boulevard to the entrance of the building. The common space of 500 sqm was cleaned and beautified together with the neighbours - we removed the accumulated waste, redistributed the green areas and restored the walkways. We added sensory lighting, benches and new plantings to make the courtyard a pleasant and well-kept place. This ensured our future guests not only a great first impression upon arrival, but also a cozy area to relax in during the warmer months.
