At the beginning of the year, we launched one of our biggest and most ambitious projects yet - the transformation of a spacious apartment located in the very heart of Sofia, on Blvd. "Vasil Levski" 89. The apartment impresses not only with its area of 134 sq. m, but also with its panoramic views of some of the most iconic places in the capital - Sofia University, Borisovaya Garden, Vasil Levski National Stadium.
The result is a turnkey home that combines impressive location, functionality and design vision - a place that brings the feeling of a modern urban oasis in the center of Sofia.
Construction of a new water and sewer line, including installation of pipes and services to modern energy efficiency standards. Removal of old radiators and burying of heating pipes.

Construction of laminate flooring on a high-density subfloor with a quality adhesive to fix the coating.
Installation of custom interior and exterior doors with frame adjustments and reinforcement of the door opening structure.
Complete furnishing with custom-designed furniture with quality materials and mechanisms for long-lasting use.
The apartment on Blvd. Vasil Levski 89 is 134 sq.m and includes a spacious living room with dining area, kitchen with island, two bedrooms with large beds and wardrobes, bathroom and separate toilet. It has two terraces and is furnished with custom-made furniture and appliances.
The renovation and furnishing was completed entirely within 7 months. The work included new plumbing and electrical routing, concealed lighting, complete replacement of flooring and sheetrock, drywall construction, air conditioning system, and entirely new furnishings of custom design.
The total investment in the project amounts to €105,000 (excluding VAT).
At the beginning of 2025, we started the renovation of a detached apartment on Blvd. Vasil Levski 89 - in the heart of Sofia, with stunning views of Sofia University, Borisova Garden, Vasil Levski National Stadium and Soviet Army Park. The location, while impressive, presented a number of challenges: heavy traffic, lack of container options and limited access to the building. This necessitated extremely precise organisation - the removal of more than 1,800 bags of construction waste and five courses of furniture was carried out solely by mobile transport, without the use of the lift, to preserve the comfort of the residents.
The apartment had not been renovated in over 50 years and the interior and furniture required complete replacement. In addition, the clients - German nationals - left Bulgaria immediately after our first meeting, which meant that the entire turnkey project was entrusted entirely to our team.
The renovation started with the removal of old plaster, flooring and furniture. We found tons of construction waste hidden under the floors - a typical practice of the past used for insulation. All of it was removed by hand and the subfloor prepared for laying new reinforced mortar and subsequent fibre insulation.
At the same stage we built completely new plumbing and electrical systems, laid machine and fine plaster and painted the walls. This was the foundation on which the whole transformation began.
Originally the apartment had two bedrooms, a separate kitchen, a small bathroom with a second toilet room, a transitional living room with a vestibule and a second entrance once used by a servant. After a number of architectural variations we retained the position of the bedrooms and kitchen, combined the bathroom into one spacious room with shower area, sink and toilet and added a second bathroom.
The lobby in the living room was removed and its opening widened with a metal structure, which formed a huge living area of 70 sqm with a living area and dining area. This way we achieved a communicative and cohesive space that can be heated and cooled with just one air conditioner.
The project enabled us to develop the maximum potential of the decorative solutions. In the living area and master bedroom we used wooden wall cladding with concealed lighting, in the second bedroom we used art concrete and a bespoke panel, and in the bathroom we used a photo wallpaper protected with lacquer. The TV case was built entirely to design with integrated cables, a recess for the console and ambient lights giving an unparalleled viewing and play experience.
We transformed the west terrace with bespoke furniture and decorative artificial vegetation to make the most of every inch. We furnished the eastern one with ready-made sets for more comfort.
