At the beginning of this year, we launched another key project in the heart of Sofia – the transformation of a separate apartment with a living area of 134 sq. m, located on the 6th floor of 89 Vasil Levski Blvd. The space unfolds into an impressive living room with soft furniture and a 55„ smart TV, a spacious dining room for 8 people, a cozy reading corner, and a separate kitchen with a large dining area. The apartment has two terraces and two separate bedrooms with wardrobes, a dressing room, and a workspace, plus a fully renovated bathroom and a second toilet. The old flooring was completely removed down to the slab, including the sand, gravel, and construction debris that had accumulated over the years. We preserved part of the natural wood floor and carefully restored it by sanding, filling, and varnishing, while in the other rooms we installed new laminate flooring on a high-density underlayment, fixed with high-quality adhesive.
The initial layout of the apartment included two entrances, a separate kitchen with a terrace, two bedrooms, and a separate bathroom with a toilet, as well as a transitional living area with a lobby. After analyzing the space, we retained the key areas but optimized their functionality.
After completing all communications, we proceeded to restore the walls: we applied machine plaster, followed by fine leveling and painting for a smooth and precise finish.
After cleaning the base, a new reinforced floor screed was applied, which, due to the specifics of the location, was made entirely by hand. We laid a thin layer of fiberboard for thermal insulation on top of it, and the finishing layer is laminated parquet, providing comfort and a finished look to the space.

The apartment at 89 Vasil Levski Blvd. is located on the 6th floor and offers 134 sq.m of modernly organized space. The living room combines a lounge with a dining area for 8 people and a reading corner. The apartment has two bedrooms, a fully renovated bathroom, and a second bathroom for added comfort. The two terraces offer space for relaxation and a beautiful view of the Royal Garden. The apartment is located in a quiet area of the city, close to the city center and the metro station.
The renovation and furnishing were completed within 7 months. The activities included completely new plumbing and electrical wiring, installation of concealed lighting and air conditioning, replacement of all flooring, plastering and finishing layers, as well as the construction of plasterboard structures for functional partitions and details. The interior was finished with custom-designed furniture and equipment, tailored to the space and architecture of the apartment.
The total investment in the project amounts to €75,500 (excluding VAT).
At the beginning of this year, our team worked on the complete transformation of a property located in the very center of Sofia, at 89 Vasil Levski Blvd. For it, we already we told in detail.
After the start of the renovation work and the progress of the first stages, the owner of the apartment on the upper floor contacted us. The apartment is completely identical in terms of area and layout, but at the time it was being used for long-term rental. Through several meetings and financial analyses, we demonstrated the property's potential when transitioning to a short-term rental model. This led to a key decision: to terminate the long-term rental agreements and start a complete renovation process so that the apartment would meet the standards and vision corresponding to the value of the location and the expectations of future guests.
The result is a fully finished 134 sq. m. home on the 6th floor, featuring a spacious living area, a dining room for eight, a cozy reading corner, a brand new custom kitchen, two separate bedrooms, a completely renovated bathroom, a second bathroom, and two terraces, including a west-facing terrace with a new structure and an outdoor relaxation area.
The renovation began with completely clearing the space – we removed the old flooring, plaster, and furnishings. Under the floors, we found a significant amount of construction waste that had been used as insulation in the past – everything was removed by hand due to the specific location and limited access to the building. After cleaning the base, we applied new reinforced floor screed and laid fiber insulation, on which the laminate flooring was subsequently installed. At the same time, we built completely new plumbing and electrical installations, shaped according to the new layout of the space. The walls were prepared anew—machine plastering, fine plastering, and painting—creating a clean, even base on which the overall visual transformation and interior design began.
The original layout included two bedrooms, a separate kitchen, a bathroom with a separate toilet, and a transitional living room with a foyer and a second entrance, once used by domestic staff.
After a series of architectural decisions, we kept the location of the bedrooms and kitchen, and combined the bathroom into one spacious room with a separate shower area, sink, and toilet. We also added a second bathroom for more convenience.
The lobby in the living room was opened up and designed as part of the entire space, creating a living area of approximately 70 square meters with a living room, dining room, and relaxation area. This allowed us to achieve a free-flowing, connected, and functional home that can be heated and cooled with a single climate control system, maintaining comfort and a feeling of coziness.
The project allowed us to emphasize the character of the space through carefully selected decorative accents. In the living room area, the focus was on high-quality wallpaper and hidden lighting integrated into the original wooden paneling of the lobby, creating a soft atmosphere and visual depth.
In both bedrooms, we used different color concepts and textures to add individuality—from warm tones that convey a sense of coziness to a cleaner look suitable for work and relaxation. The bathroom was designed as a modern and functional comfortable space with a clearly defined shower area separated by a sliding tempered glass screen. On the back terrace, we added decorative artificial vegetation, which creates the feeling of an outdoor relaxation area, regardless of the urban environment around it. Thus, aesthetics and comfort were woven into a complete, finished experience.
